Finding and Buying Foreclosed and Distressed Real Estate

I’ve been asked a lot lately about buying Spartanburg foreclosures and Boiling Springs foreclosures. Was there an infomercial running on late night tv recently that I missed? I did hear one on the radio how you can get a 4 bedroom 2.5 bath house with over 2,500 square feet for only $3,500 US dollars! Wow what a deal. I’ll take a few of those thank you!
That last ad was in reference to local county tax auctions by the way. Anyway, the Boiling Springs and Spartanburg area has recently been listed as the #2 real estate market in the country. However, as stable as our housing market has been that is not to say there isn’t a deal to be had now and then. Below is a re-post of a foreclosure report I wrote about 2 years ago that is just as valid today as it was then.
One truth to real estate is that the best deals sell the fastest. What appears to be a great deal to you probably appears to be a great deal to somebody else as well. Will “somebody else” get to that deal before you do? Read more..

(UPDATE: This home was sold in 2 weeks after being listed for 6 months with a large national Realty company)
If you don’t live in the Upstate of South Carolina you just might not know what you are missing. Mild seasonal climates. Light snow falls maybe 1 to 3 times a year. Extended fall and spring seasons with only the lightest of jackets needed. That is until you get spoiled like us!
Even our housing is enviable to many across our great nation. With very low taxes for owner occupied homes and low prices to match. Take this home for instance: 3 bedroom 2.5 bath home with larger bonus room, over 2,400 SF for only $149,900. This is not a foreclosure! This is a move in ready home. Freshly painted walls, new carpet, counter tops, and appliances. Just unload the boxes out of the truck and most of the work is done with this home. Read more..

Merry Christmas Boiling Springs
On my way driving home today the rain started to turn into sleet and the sleet into snow. It reminded me of growing up outside of Cleveland Ohio shoveling snow and ice skating. On the radio I heard a guy call the talk show and tell how a local SC principal corrected his daughter at school who was making Christmas ornaments and told her they must be referred to as “Winter ornaments” so that no one would be offended. Here is a good reminder for the principal and the rest of us.
Perhaps Linus said it best:
Merry Christmas everyone.
Keep Looking Up.

Whenever there is a change in the economy people are effected. Some positively and some negatively. One change seen recently is the change in the status of people’s credit reports. Job losses in some cases have led to foreclosure for hard working, middle class folks who cannot now qualify for traditional financing. The answer for them? Owner financing.
1088 Wilkins Ford Road in Inman was just sold offering this type of financing. This home provided a quality home on over 1 acre of land for a very low monthly payment below $400 a month. There are not many reasons to rent when you can find quality housing at such an affordable price.
705 Shadow Dance Lane in the Evanwood subdivision of Boiling Springs is also now sold. This home is a great example of the amount of square footage available today at a low price. To be able to get around 2,000 square feet for a price in the $130′s thousand results in a low price per square foot of heated living space. This home had a LOT of activity from prospective buyers and the reason was the value the home offered.

November & December 2009 Real Estate Sales

The Spartanburg county real estate market is hot with the expiration and then extension of the first time home buyer tax credit. Leave it to the politicians to never be able to say yes to fiscal responsibility, huh! The tax credit has been a boom to the real estate market which in turn has had a positive impact on the economy. Let’s Hope our economy soon stands on it’s own without the government assistance it has received from housing and car sales to keep GDP looking good.
My real estate marketing program is back in full swing after a 5 1/2 month layoff from the profession . The month of November through December 8th has seen me close 7 sales. Here is the breakdown Read more..
